Your air and your water, handled.
Heating, cooling and plumbing across the DMV — for a rowhouse in Shaw, an office in Rosslyn or a twelve-unit building in Silver Spring. One number, one company, and a price agreed before anyone picks up a tool.
Two trades, one visit
Most companies do one or the other, so you end up holding two numbers and refereeing between them. This is both.
Two trades under one roof.
Same company, same standard, same person answering the phone when you call back. If it turns out to be the other trade, nobody has to be called in.
Air
Heating & cooling
- AC not cooling, or cooling and not draining
- Furnace and heat pump repair
- Full system replacement, sized properly
- Seasonal tune-ups and maintenance plans
- Thermostats, zoning and smart controls
- Ductwork, airflow and the room that is always cold
- Commercial rooftop and split systems
Water
Plumbing
- Leaks, burst pipes and emergency shut-offs
- Water heaters — tank and tankless
- Blocked drains and main line clearing
- Toilets, faucets, disposals and fixtures
- Sump pumps and backflow
- Repiping and galvanised replacement
- Commercial fit-out and restaurant lines
You get the number before the work starts.
Every job is different, so nobody can put a real price for your repair on a web page. What we can tell you is exactly how the money works, and that there is no hourly meter running while somebody looks at your boiler.
To come out and diagnose it
A real technician, on site, who finds the actual fault and explains it in a sentence you can repeat to somebody else.
After hours, weekends and holidays: $149.
How the price gets set
- We diagnose it first. No quote before anyone has looked. A number given over the phone for a fault nobody has seen is a guess.
- You get a flat price, in writing. For that job, not an hourly rate. If it takes longer than we thought, that is our problem, not your invoice.
- Nothing happens until you say yes. Decide there and then, or think about it. The diagnosis is yours either way, including if you take it to somebody else.
- If we find a second thing, we stop and ask. Open walls and old buildings have surprises. You hear about them before they are on the bill.
When it isn’t air or water, we still know who to call.
Half of what goes wrong in a building does not stay in one trade. The AC fault turns out to be the breaker. The bathroom leak takes out the ceiling. Most contractors hand you a shrug and a phone number at that point. We keep a bench of people we actually work with, and bring them in.
You still deal with us. We schedule it, we are on site, and we stay responsible for the job getting finished — you are not left project-managing three contractors who each blame the other two. For a property manager or a landlord, that is usually the entire point.
House calls and contracts.
Homes
Rowhouses, condos, single family, and the hundred-year-old places around here where nothing is where the drawings say it is.
- Same-week appointments, emergency sooner
- Arrival window you can plan a day around
- Boots off, floors covered, mess taken away
- We explain it before we charge for it
Commercial & property
Offices, restaurants, retail, and multi-unit buildings — where the cost of the problem is mostly the cost of being shut.
- Priority response for contract clients
- Planned maintenance so it fails less often
- One invoice across multiple units or sites
- Work scheduled outside your trading hours
Across the DMV.
If you are just outside the list, ask anyway — it usually depends on the day and the job rather than the county line.
Before you call.
How fast can you get here?
Same week for a normal appointment, and usually sooner. A burst pipe or no heat in January is an emergency and goes to the front of the list — the after-hours line is answered seven days.
Will you give me a price over the phone?
For the visit, yes: $89, or $149 after hours. For the repair, no, and you should be wary of anyone who does. A price for a fault nobody has looked at is a guess, and a guess low enough to win the call usually grows once the van is in your driveway.
Do you charge by the hour?
No. You get a flat price for the job, in writing, before work starts. If it takes us longer than we expected that is our problem. The only thing that changes the number is finding something we could not have seen — and then we stop and ask you first.
Can you do both the HVAC and the plumbing on the same job?
Yes, and that is most of the reason this company is set up the way it is. A new water heater, a condensate line and a thermostat are three appointments at most firms. Here it is one.
What if the job needs an electrician or a roofer?
We bring one in from people we work with regularly, schedule it, and stay responsible for the job finishing. You keep dealing with us rather than starting again with a stranger.
Do you work with landlords and property managers?
Yes — planned maintenance, priority response, and one invoice across multiple units or sites. Talk to us about a contract rather than calling per incident; it is cheaper and things break less.
Are you licensed and insured?
Yes, in each jurisdiction we work in. The licence numbers are listed below so you can check them yourself — and you should, with us and with anyone else you let into your building.
Licensing
Each jurisdiction licenses separately. Numbers go here so a customer or a procurement officer can verify them without having to ask.
